A minimum area of 15,000 square feet is required to provide a lot for each house on these sites,
pursuant to the requirements of the R-3 zone. Therefore, the site area for inclusionary development
should be reduced by 30,000 square feet to 3.91 acres in order to preserve sufficient lot area around
each of the existing single-family homes.

Note no reference to the many single-family homes on the southern edge of the property belonging to Millburn Township residents and their proximity to the site in question nor to the Chestnut Hill residents across the street on the northern edge of the property. In addition, the freshwater stream that runs along the southern edge of the property that is habitat to endangered species is unmarked. More <here>)
